High-Performance Epoxy Coatings for Commercial Spaces

These products are used for water resistance, chemical resistance and to withstand high traffic. Epoxy coatings provide a distinct advantage over regular paint products and their performance is reflected in the cost and application of the product.

Epoxy coatings are generally two-component products made with a resin base and a hardener (catalyst). There are single-component epoxies such as PPG Pitt Glaze which is a pre-catalyzed waterborne acrylic epoxy. Two-part epoxy generally outperforms a single component and the acrylic epoxies will be outperformed by the other solvent types.

Epoxies are suitable for both interior and exterior use. However, Epoxy products must be designated specifically for exterior use as many will not stand up to exterior environments and UV.

Most commercial and industrial applications refrain from using acrylic and single based products, however, for more environmentally sensitive projects, they are a great option. Typical commercial and industrial applications are solvent-based epoxies.

Versatile Applications for a Wide Range of Surfaces

Elite Trade Painting applies epoxy products for floors in commercial jobs and for commercial applications. Our commercial floor work consists of warehouse floors, workshops, retail storage, steps, entrances and process/manufacturing floors. Commercial applications include garage floors, basement floors, cement deck areas and steps.

Proper Surface Preparation for a Long-Lasting Finish

The application of epoxy products requires a stable surface free from grease and chemical contaminants. Cleaning, degreasing and etching with acid and when needed, grinding or shot blasting are required prior to application. The odour from solvent based epoxies during the application process will be quite strong and will require precautions. Ensuring air flow with ventilation units and the use of respirators is required.

Previous Paint Coatings Must be Removed

The application of epoxies over old paint is generally not possible. The epoxy coatings can react with previous paint coatings and can cause failure. This will that the previous paint coating must be removed through grinding or shot blasting.

Commercial Floor Painting: Timing is Essential

The issue with the application of epoxy to floors in working areas is always the timing for the project. The preparation, application and the cure time will mean that an area will be taken out of service for many days. Heavy traffic on an epoxy floor prior to the recommended cure time will result in failure of the coating.

Elite Trade Painting has the experience to create a schedule that works for the business as well as the coating requirements. We utilize holidays, weekends, down times as well as a sectional methodology that simply divides the area into workable sections to provide a schedule that works for everyone.

Our commercial service includes an assessment of the job requirements, recommendations for the process and products to be used and the creation of a schedule that works.

The selection of colours is made easy with Elite Trade Painting. We provide colour charts and samples as well as guide you in the use of our suppliers’ online tools.

Prior to our arrival clients should have all floor areas clear of equipment, boxes, and any other items. The floor should also have a general clean up with a sweep and wash.

A solvent-based two-part epoxy is the best product for operational warehouses. Floor enamel is a cheaper option; however, the durability and longevity of this product are not appropriate for most warehouse floors.

Clients can walk on epoxy floors after 16 to 24 hours, place heavier items on them after 48 hours, and vehicle traffic can occur after a minimum of 72 hours. Increasing the time before vehicles are allowed on the surface will ensure longevity; ideally, 14 to 21 days will allow for a full cure. All these times can vary by temperature, with higher heats achieving quicker drying and cure times.
