Different types of apartment repaints
We have several categories for apartment repaints. These are determined by the clients needs.
- Option 1: One Coat Refresh - Many clients require what we call a “one coat refresh” which is the most cost effective and provides the best value. This usually means walls, baseboards and door frames get a single coat refresh with the exact same colour, sometimes doors are added, or other items omitted. This covers all the high wear areas and brings most units back to a new appearance for easy rental.
- Option 2: Revitalize and Rejuvenate - This includes a total repaint of the entire unit usually with a colour change and can consists of significant cleaning, wall repairs, caulking and other preparation. Typically done for new ownership when units have turned over from long term rental or for units that have had significant wear and tear.
- Option 3: Touch Up and Area Paint - When clients have consistent paints and colours being used, we often can-do touch ups and area paint. This involves touching up blemishes on specified walls and or rooms that have had significant wear. This is generally only possible when there is a consistency in colours and paints within a client’s operation.
Colours and Paints
We never use subgrade products! Our belief is that providing good quality products will extend the life of a paint job and ultimately be a cost savings for our property managers and landlords.
We also recommend that our clients choose a consistent colour for their walls, ceiling, and trim. Our larger client operations may have several wall choices for colours but narrowing it to a minimum is the most cost-efficient long term solution.
Using the same brand, finish and colour makes financial sense when managing repainting costs.
The selection of colours is made easy with Elite Trade Painting. We provide colour charts and samples as well as guide you in the use of our suppliers’ online tools.
Painting any area before occupancy makes the job quicker and easier, which means cost savings for our clients. We paint many homes for our clients prior to their moving in and can provide quotes by using building plans, MLS information, client descriptions, and attending inspection dates.
Empty apartments and condos require no work to get ready by the client. We make painting easy; but, there are certain preparation tasks that we prefer our clients to do. Moving small items, decorative pieces, and personal items help make the job smoother. Our estimators can provide a plan to suit your specific needs.
Ceilings look best when painted with white flat latex paint. Flat paint will provide a better perception of height, and offers light reflection to help keep a room looking bright.
The majority of clients choose an eggshell latex paint for their walls; this is a washable, scrubbable finish that looks good and has a low sheen.
Trim needs a durable coating that provides easy cleaning and protection from heavy usage. The number one choice for trim is a white semi-gloss acrylic, while a white satin acrylic is the second most common choice.
Interior paints are ready to recoat after a couple of hours, are dry to touch in 4 to 6 hours, and typically cure in 28 days. Clients should avoid washing painted surfaces until the paint completely cures.
